Top Causes of Uneven Heating in Commercial Buildings

Managing a commercial building comes with its challenges, and one of the most common complaints I hear from property managers is uneven heating. Some offices are roasting while others are freezing, and tenants notice.

I’m Jake from Alpine HVAC, and in my experience, most uneven heating issues are preventable once you understand the causes (and can spot the red flags – you can learn more about those here).

1. Poorly Balanced Ductwork

Uneven airflow is often the root cause of inconsistent temperatures. If some areas of your building are getting too much air while others barely get any, it can mean:

  •  Ducts are improperly sized
  •  Dampers aren’t calibrated
  •  Leaks in the duct system are reducing airflow

2. Malfunctioning Thermostats or Sensors

If your system relies on automation or zoning controls, inaccurate readings can cause some zones to overheat while others stay cold.

Check that temperature sensors are properly calibrated

Verify that thermostats are installed in representative locations for each zone

Integration with building automation systems can prevent human error and improve comfort

3. Aging or Failing Equipment

Boilers, rooftop units, or heat pumps that are worn down can struggle to distribute heat evenly. Common signs include:

  •  Long warm-up times for certain areas
  •  Frequent equipment cycling
  •  Inconsistent temperatures across floors

4. Blocked or Dirty Air Filters

Simple, but often overlooked. Clogged filters restrict airflow and force your system to work harder, leading to uneven heating and higher energy bills.

Replace filters regularly, especially before peak winter months

Combine this with annual maintenance to catch any hidden issues

5. Poor Insulation or Drafts in the Building

Sometimes the problem isn’t the HVAC system at all. Leaky windows, insufficient insulation, and poorly sealed doors can cause uneven heating. Addressing building envelope issues reduces energy waste and improves tenant comfort.
