Top Causes of Uneven Cooling in Commercial Buildings

Remember our article on top causes of uneven heating from last winter? Now that summer is here (and it’s REALLY here!), we’re sharing our tips on why, despite the rising temps, your tenants are now complaining that it’s “just too cold”.

I’m Jake from Alpine HVAC, and in my experience, most uneven cooling issues are preventable once you understand the causes.

1. Lacking Ductwork and Ventilation

Just like with heating, airflow is often the root cause of inconsistent cooling. If some areas of your building are getting too much cold air while others barely get any, it can mean:

  • Ducts are improperly sized
  • Dampers aren’t calibrated
  • Leaks in the duct system are reducing airflow

2. Malfunctioning Thermostats or Sensors

If your system relies on automation or zoning controls, inaccurate readings can cause some zones to overcool while others stay warm.

Integration with building automation systems can prevent human error and improve comfort. Check that temperature sensors are properly calibrated. And verify that thermostats are installed in representative locations for each zone

3. Blocked or Dirty Air Filters

Simple, but often overlooked. Clogged filters restrict airflow and force your system to work harder, leading to uneven cooling and higher energy bills.

Combine this with annual maintenance to catch any hidden issues

Replace filters regularly, especially before peak summer months

4. Poor Insulation or Drafts in the Building

Sometimes the problem isn’t the HVAC system at all. Leaky windows, insufficient insulation, and poorly sealed doors can cause uneven cooling. Addressing building envelope issues reduces energy waste and improves tenant comfort.

5. Your Equipment is Out of Date or Broken

This is the last item on our list but easily the top cause of problems with your building’s cooling distribution. Rooftop units, chillers, or heat pumps that are worn down can struggle to distribute cool air evenly. Common signs include:

  • Frequent equipment cycling
  • Long cool-down times for certain areas
  • Inconsistent temperatures across floors
