“Our equipment still works fine. Why would we upgrade?”
It’s a reasonable question. But commercial HVAC rebates in Ontario aren’t just for buildings replacing broken equipment. They’re for buildings that are quietly wasting energy without knowing it.
An older HVAC system running on manual schedules (or no schedule at all, yikes) can account for more than half of your electricity bill. If your system is heating empty floors overnight, running at full capacity during unoccupied hours, or managing zones with an uncalibrated thermostat, you’re paying for it every month. A Building Automation System changes that equation entirely.
A properly installed BAS doesn’t just save energy, either. Your BAS generates the documented, verified savings data that the XLerate Program requires to calculate and issue your incentive payment. The Save on Energy Program is Ontario’s primary commercial HVAC rebate for large-scale energy-efficiency projects. It’s administered by the Independent Electricity System Operator (IESO) and targets industrial, municipal, institutional, and healthcare organizations. Eligible projects can receive up to $15 million in incentives, plus 50% cost-sharing on feasibility studies up to $100,000. Projects must deliver a minimum of 600 MWh of electricity savings per year.
Most commercial, industrial, institutional, and municipal facilities in Ontario are eligible for at least one tier of the Save on Energy programs. Buildings with older HVAC controls, manual scheduling systems, or equipment running past its optimal efficiency window tend to have the most to gain. The best starting point is a site assessment to identify where your energy savings opportunities are and whether your project clears the 600 MWh threshold for XLerate.
Yes — and stacking programs is one of the most effective ways to maximize your return. Ontario’s IESO Save on Energy programs cover electricity savings, while Enbridge Gas’s Commercial Custom Retrofit Program offers separate incentives based on natural gas savings. Many HVAC upgrade projects qualify for both, particularly BAS and controls upgrades that reduce consumption across both fuel types.
XLerate incentives are paid based on measured, post-installation energy savings — not just what equipment you install. This means your project needs to include a monitoring and measurement plan that tracks actual performance after installation. A Building Automation System is particularly valuable here because it generates the real-time data required to document and verify savings over time, which is what converts your upgrade into an incentive payment.
Timelines vary depending on project size and complexity, but participants have up to five years from the execution of their Participant Agreement to complete eligible projects under XLerate.
