When Should I Schedule a Commercial Heating Inspection?

Your first priority as a commercial property manager should be your tenants’ comfort. The systems that keep your tenants comfortable, however, can be easy to miss. And there is nothing more uncomfortable than a commercial heating system that has broken down in the dead of winter.

So how do you prevent costly breakdowns? A simple, regular commercial heating inspection can save your business thousands of dollars by catching those breakdowns before they happen.

I’m Jake from Alpine HVAC, and I’ve worked with property managers across Southern Ontario for years. Let me walk you through why inspections make a real difference and when you should schedule your next one.

Why Regular Heating Inspections Matter

Commercial heating systems are complex. Between boilers, rooftop units, heat pumps, and automated controls, there’s a lot that can go wrong if systems aren’t maintained properly.

A proper inspection identifies small issues before they become expensive repairs. This improves energy efficiency, saving you money on utility bills, as well as extending the life of your HVAC equipment, so you aren’t shipping in replacement parts every year.

According to Natural Resources Canada, commercial buildings devote over 56% of their energy to heating. For comparison, auxiliary equipment, like computers and refrigeration, only accounts for 14.9% of institutional energy use.

The next time you look at shutting down the workstations in your office to save on energy bills, remember the impact is only a fraction of what your HVAC is costing you. If your heating systems are under-performing, we can provide a free consultation to help save your business money. Just reach out.

How Often Should You Schedule an Inspection?

For most commercial properties in Ontario, we recommend annual inspections before the heating season begins. That means this fall, we hope you’ll consider calling a professional heating technician to ensure everything is running smoothly.

If you have any older equipment, or if you use your heating year-round, you may need inspections more often. In these cases, book follow-ups after each annual inspection to stay on top of those high-risk items.

Some systems, like VRF or advanced building automation HVAC, may require more frequent checks to ensure sensors, controls, and automated schedules are performing correctly.

Three Signs Your Building Needs an Immediate Inspection

Even if your last maintenance checkup was recent, watch for these red flags:

  • Uneven heating across floors or zones
  • Rising utility bills without an obvious cause
  • Frequent system shutdowns or alarms

If any of these pop up, it’s worth calling in an experienced commercial HVAC team (like us) before a small problem becomes a major emergency.
